Clubhouse Furniture Refresh

What: Several chairs in the clubhouse are in need of replacement due to damage, overuse, and age. Replacements have been ordered and are expected to arrive in the near future

When: Early 2024

Cost: ~$3,500

Lighting Repairs – Ongoing

What: Recurring community lighting issues are addressed as they arise. The community has around 180 light fixtures throughout the neighborhood.

Why: The lights along trails and throughout the neighborhood are aging and require consistent maintenance and repairs.

How: The board hired a company to review all community lighting on a monthly basis for outages and fallen light fixtures. This company identifies and repairs lighting issues.

Long-Term Plans: Due to the age of the lighting systems, and the frequency of repairs, the board intends to review plans for replacement in 2024.

Townhome Landscape Border Project

What: Paver walls along the front and sides of townhomes.

Why: Many years ago, the community began a project to install paver borders along the front of the townhomes to improve aesthetics. This project has been completed in phases; this last phase is intended to complete the project.

When: initially expected completion by the end of 2023

Status Updates

– 3/4/2024 – Due to weather, several portions of the project are still pending – current expectation is completion by April 2024

-10/27/2023 – The board selected a vendor and is working on scheduling

-10/26/2023 – Prior bids were updated to reflect costs to remove plants and other obstructions. The project is pending board approval.

Cost: ~$100K

Clubhouse Lower-Level Renovations

What: The lower level of the clubhouse, including the bathrooms.

Why: The HOA is renovating the lower level and bathrooms to enhance our common areas’ overall functionality and aesthetics, improving the quality of life for all residents.

When: Demolition began late December 2023, with the project expected to be completed before the 2024 swim season.

Cost: ~$160K
